Listing Administration

Service Includes:


  • Draft required listing paperwork & compliance documents – agent provides data.
    (Fee also includes any amendments to the listing agreement)
  • Per agent request: distribute documents to be electronically signed.
  • Create compliance file on broker’s preferred platform.  
  • Upload signed documents to compliance system; you are ready to accept a contract!
  • Assist agent obtain missing paperwork and signatures needed to complete broker requirements.  
  • Send agent-focused welcome letter to client with a copy of their signed listing documents
  • Enter agent provided listing details into MLS (Update MLS as requested with price change, multiple offer deadline, open house schedule, etc)
  • Upload pertinent supplemental documents to transaction desk 
  • Obtain a list of current HOA fees if applicable 
  • Set-up Showing Time per the agent’s instructions.
  • Send the seller a congratulatory email with MLS link/IPW once the listing is active.
  • Customized tasks per agent request

Service Includes:


FAQ’s

  • Service date begins on execution date and ends on closing date
  • Payment is a flat fee regardless of sales price and contract terms
  • Fee is the same regardless of your representation (Buyer or Seller).
  • No charge on terminated transactions, however there will be a 50% fee due after the 3rd termination for a specific buyer client
  • All fees will be invoiced to agent on the day of closing
  • Intermediary transactions will receive a 25% discount off of the total fee.

Services

  • Input data and submit file for broker compliance on preferred platform
  • Review documents for accuracy and submit for corrections as needed
  • Send a copy of the executed contract to all parties
  • Amendments: per agent instruction draft and send for signatures. Disperse executed amendments to all parties
  • If requested: Agent will receive calendar invitations for contract deadlines
  • If requested: Agent will receive a 2 day reminder email before crucial milestones
  • Maintain relevant communication with title company/lender/co-op agent (agent copied on communication)
  • Verify that the appraisal is ordered and received, financing approval deadline is met, and check timeframe for loan docs to be sent to title
  • Verify title work and HOA docs have been ordered, received, and delivered
  • Coordinate with the title company to schedule the closing and any other final closing items.
  • Confirm CDA can be generated and title has information to disperse commission to agent 
  • Provide Agent with weekly status checks on outstanding items
  • Customized tasks per agent needs

Agent-Focused Communication:
The Buyer or Seller will receive a minimum of 4 milestone emails:

Congrats email with copy of executed docs and transaction contact information and next steps

  • Buyer: remind to communicate and comply timely with lender requests, home warranty company selection, finalize insurance information, HOA information review once received, research utility set up. Work with the Buyer’s lender to confirm appraisal and TPF approval.
  • Buyer: will follow up to verify that the financing approval deadline is met, and check timeframe for loan docs to be sent to title
  • Seller: forward any repair receipts, confirm delivery of survey, title work, HOA docs, etc
  • Seller: confirm buyer’s lender is on track with contract specified closing date.
  • Buyer: Check on loan status get expected timeframe of closing docs to title, remind buyer to turn on utilities for possession date, remind them that agent will contact to schedule a final walk through. At agent’s request; submit final walk-through form for compliance
  • Seller: remind to cancel utilities a/o possession date. Request outstanding repair receipts.

Obtain schedule from agent; confirm details of time, date, location with client and what items to bring to closing.

Congratulations email with testimonial request.
